Essentially, getting value out of a tub is a matter of making it look like part of the property. 

If you’re wondering if your hot tub will produce an ROI (return on investment), it ultimately comes down to what you interpret as a good ROI. When it comes time to sell your property the ROI of an in-ground hot tub is typically about 50%. If you think 50% is a solid ROI for something you’ll be frequently enjoying, then a hot tub is a great investment, but if you’re just looking to add some quick value to your home right before a sale then a hot tub would not be a great choice.

How to Increase Your Hot Tub’s Value

In-ground hot tubs are generally installed in a similar way that a pool would be and becomes a part of the property. This means that when it comes time to sell, it will be factored into the value of the home. If you’re not able to install one in the ground, there are ways to make a portable tub more permanent such as building a deck or platform around it. Once a hot tub can no longer be (easily) moved and is fully fastened to the property, it becomes a permanent fixture.

Attractive landscaping that also provides some privacy is a must and has a positive impact on the hot tub’s value. Building a deck around it, making a patio/pad specifically designed for hot tub specs, adding a pergola or gazebo and building in stairs are all things to consider. Since one of the biggest draws of hot tubs is their relaxing experience, making a lounge area where people can kick back even when they’re not soaking is also a good idea and adds to the appeal. 

No one wants to be in view of their neighbors while enjoying a tranquil soak and luckily a few simple additions like a fence or even leafy plants and trees can add a sense of privacy. The appearance and condition of the hot tub itself is also important. Presenting a clean and well-maintained tub is sure to make a difference when it comes to attracting future home buyers, so it’s best to invest in a high quality tub and regular maintenance.
